Window and door installation in Portland, OR

Windows and doors are where comfort, security, and curb appeal meet. We install and replace interior and exterior units: entry doors, interior doors, and the common residential window types. Every unit is set plumb and square, insulated, flashed, and trimmed out so it operates right and keeps the weather out.

Rolly Builders LLC is a licensed general contractor (Oregon CCB 261365) serving Portland, Clackamas, Lake Oswego, Milwaukie, Woodburn.

How the job runs

  1. Measure at the walkthrough

We measure every opening, check the condition of frames and sills, and note any rot that needs repair.

  2. Order the units

You pick the windows and doors with our guidance on sizing, material, and operation, then we order them.

  3. Remove and install

Old units come out, openings are prepped and flashed, and new units are set, shimmed, and fastened.

  4. Trim, seal, and test

Interior and exterior trim goes back on, seals are finished, and every unit is opened, closed, and locked in front of you.

What affects the price

Window and door pricing depends on the number of units, sizes, materials, and the condition of the openings. Rot in a sill or frame adds repair work that only shows once the old unit comes out. Your written estimate lists the per-unit price and how hidden repairs are handled.

Local conditions

Many east Portland and Milwaukie homes still have original wood or aluminum windows from the fifties through the seventies. In this climate the difference shows up fast: less condensation, fewer drafts, and quieter rooms once the openings are sealed and trimmed right.

Common questions

Do I have to replace every window at once?

No. Many owners stage the work, doing the worst elevations or the coldest rooms first. We measure the whole house at the walkthrough so you can phase the project in whatever order fits your budget.

How long does a window installation take?

A straightforward replacement unit usually takes a few hours including trim and sealing. A whole-house project runs days, not weeks. Your written estimate includes a schedule based on the actual unit count.

Can you install a door or window I already bought?

Yes, as long as the unit is sized right for the opening. We verify the dimensions against the rough opening before scheduling, so install day goes smoothly. If the size is off, we tell you before any work starts.

Will new windows really help with drafts and noise?

Properly installed modern units seal far better than original wood or aluminum windows, and most owners notice the difference in the first week. The installation details, flashing, insulation, and trim, matter as much as the unit itself.
